The Architectural Review Committee is a service for residents to help them plan and navigate the community rules and regulations for changes and improvements to their lots and residences.
Overview
Before starting on a project to improve a lot and residence, residents are encouraged to contact the HOA and submit an ARC request form. This process allows a volunteer with the community to provide guidance and awareness of HOA rules and regulations that impact the project. Proactive planning can help residents avoid costly delays and violations.
Get Access to the Resident Portal
Before submitting an ARC Form, residents must have an active Portal account. The portal is a service offered by Capstone Property Management and allows residents to pay their Annual Dues online and submit an ARC form. If you are already a member, you can sign in here. If you would like an account, please use this form.
Submit an ARC Form
Within the Portal, there is a menu option to download and complete an ARC form. Please provide as much information as possible about your project.
What Projects need an ARC Form
The Three Oaks Community has standards and guidelines for changes and improvements to their lots and residence. Here is a list of common projects that require an ARC form. While not an exhaustive list, this gives resident a starting point for their project. If you would like to speak with a board member, please see the information below.
Installing or Replacing a Fence (see Fence Rules for important regulations)
Replacement of the Tile Roof (see Tile Roof Rules for important regulations)
The Full Removal of a Tree
Sheds and Storage Structure (Front and Side Yards)
Extended Parking of Trailers, Campers or Trailer
Additions and New Construction of a Residence
Driveway Replacement, Extensions and Pavers
Playhouses, Swing Sets or Dog Houses (Front or Side Yards)
Artificial Vegetations and Lawns (Front and Side Yards)
What Projects do not need an ARC Form
The Three Oaks Community standard and guidelines empower residents to make a number of improvements and enhancement to their lots and residence without the need to seek approval from the HOA. Here is a list of common projects that do not require an ARC form or approval. While a project may not need a formal approval, residents must comply with the HOA Rules and Regulations that govern some projects.
Painting the Interior or Exterior of the Residents
Installation, Repair or Re-Surfacing Pools
Installation or Repair of Backyard Lanai
Planting trees, shrubs and flowers
Trimming trees and shrubs
Planting a Hedge (see Hedge Rules for important regulations)
Installation of a Paver Driveway
